Conceptual Design

During this phase, we have an initial meeting with you, typically at your residence. In this meeting, we delve into the details of your project and refine your wish list. We then take detailed measurements of your house and property. The next step involves conducting a thorough site and zoning study to determine the setback requirements and other municipal regulations.

Now comes the exciting part! We blend your wish list and project specifications to craft a design tailored to you. We develop 2D floor plans, site plans, and immersive 3D renderings, that bring your vision to life. Throughout this stage, we work closely with you to fine-tune the final details of your project.

Schematic Design

We proceed with a preliminary design package that includes detailed drawings. This package serves multiple purposes, including obtaining accurate cost estimates and refining construction specifics with your chosen contractor. Furthermore, these comprehensive drawings help to coordinate with relevant regulatory authorities as needed to advance your project.

Permit Drawings

The last step after finalizing all project details is developing the permit drawings. These drawings are essential for securing the necessary building permits. Depending on the specific project requirements, they may also be used to gain approval from conservation authorities, address minor variances, and obtain heritage building approvals. They are also used for the construction phase of your project.
